This is the part that earns the fee. A licensed plumber walks the whole system rather than the one fixture you called about.

When it pays, and when it does not
A membership is worth it if you own the house, plan to stay in it, and have a water heater more than about five years old. Between the waived trip charges and 10% off repairs, one decent job usually covers most of the fee, and the inspection is the part that stops the expensive failure happening at all.
It is worth less if you are renting, if the property is nearly new and still under builder warranty, or if you are selling within the year. We will say so. We would rather you not buy it than buy it and feel it did nothing.
The reason we push the inspection over the discount is limestone. Boerne and Fair Oaks Ranch sit on hard water, and hard water is quietly hostile to water heaters, softeners and every valve in the house. Scale does not announce itself — it just shortens the life of things until one of them fails on a Sunday.
Before you sign up
It is $275 a year. That covers the annual inspection visit and turns on the member benefits — priority scheduling, no-charge service calls in normal hours, 10% off repairs, a reduced emergency rate and a one-year warranty on parts we fit.
That is rather the point. The inspection is what catches the washing machine hose about to let go, the water heater with a spent anode rod, or the toilet quietly running up your bill. If we find nothing, you have still had the whole system checked by a Master Plumber and you keep the discounts for the year.
The trip charge for a call during normal business hours — Monday to Friday, 8am to 5pm — is waived. You still pay for parts and labour on any repair, at the member rate. Emergency calls outside those hours are charged at a reduced rate rather than free.

An eight-point check on either a gas or an electric unit: the tank and connections, the T&P relief valve, the anode rod, sediment, the thermostat, the burner or elements, the venting or flue, and the shut-off. Around here the anode rod and sediment are usually what decide how long the tank lasts.
