What the toilet is telling you
Some of these are ten-minute fixes. One of them is quietly damaging your floor.
It runs and will not stop
Usually the flapper or the fill valve. Cheap to fix, and it is costing you money every hour it continues.
It refills by itself now and then
A phantom flush — a slow leak past the flapper letting the tank drop until the valve kicks in.
It rocks when you sit down
Loose closet bolts or a failing flange. Left alone, the movement breaks the wax seal and water starts going under the floor.
A sewer smell in the bathroom
Often a failed wax ring letting gas past. That is a seal job, and it is worth doing promptly.
Water seeping at the base
The wax seal has failed. Every flush is now putting a little water into your subfloor.
A weak or incomplete flush
Mineral build-up in the rim jets and siphon — very common on our water, and often recoverable.

The goal is the cheapest thing that genuinely fixes it, and honesty about when that is a new fixture.

Rebuild where rebuilding works
Flapper, fill valve, supply line and bolts will resolve a large share of toilet complaints for a fraction of a replacement.
Reseal and re-set properly
A rocking toilet gets the flange assessed, not just tightened down harder onto a seal that is already compromised.
Replace when it is time
Cracked china, a fixture that has been rebuilt repeatedly, or a remodel — new unit set on a fresh seal, level and solid.

Hard water is why the internals go early
Over time, hard water rusts and scales away the parts inside a toilet tank — the flapper hardens, the fill valve clogs, and the rim jets that make the flush work silt up. It is the single most common reason for the complaints on this page.
The good news is that almost all of that is serviceable. A tank rebuild is a modest job and it makes a fifteen-year-old toilet behave like a new one. We would rather do that than sell you a fixture you did not need.

The same limestone that scales your water heater
Boerne’s limestone water does not stop at the water heater. Every fixture in the house sees the same mineral load, and toilets show it in two ways: the soft parts inside the tank fail early, and the small jets that shape the flush gradually block.
It is why a Hill Country toilet often needs a rebuild years before the same fixture would elsewhere — and one more argument for softening the water rather than replacing things one at a time.

Nearly always the flapper or the fill valve. Both are inexpensive parts, and both are worth fixing quickly because a running toilet wastes a serious amount of water while it waits.
Yes. The movement works against the wax seal beneath it, and once that fails water starts going into the subfloor rather than the drain. It is much cheaper to address the rocking than the floor.
Usually worth repairing. A tank rebuild resolves most complaints for a fraction of a replacement. We would only steer you to a new fixture if the china is cracked, it has been rebuilt repeatedly, or you are remodelling anyway.
