A seam or shell leak cannot be repaired. Once the steel has corroded through, the only question left is what replaces it.
It is well past its expected life
A tank at the end of its run, on hard water, with a failing part is money spent on borrowed time.
Repairs are stacking up
Two or three visits in a year on the same unit usually costs more than the replacement would have.
The household outgrew it
A tank that was right for two people rarely keeps up with five. Running out of hot water every evening is a sizing problem, not a fault.
It was never installed right
Missing pan, improper venting, no expansion tank, wrong connections. We find these regularly, and they are worth correcting when the unit is swapped.
Rust in the hot water
Once the inside of the tank is corroding, the anode is long gone and the clock is short.
How an installation day runs
Most straightforward tank swaps are done inside a morning. You will know the price before anything is disconnected.
We size it with you
Household size, fixture count, recovery needs, and what your gas line or breaker can actually support. Then we recommend a unit and explain why that one.
You approve the number
Unit, labour, any code items the old install was missing, and haul-away — all in writing before we begin.
Old unit out, new unit in
Drained, disconnected, removed and taken away. Floors protected on the way through the house.
Brought up to code and tested
Pan and drain, correct venting, expansion control, proper connections and a working T&P. Then we fill, purge and verify it before we go.

What “installed properly” actually means
A water heater swap looks like a simple like-for-like exchange, and plenty of them are done that way. The difference shows up in the details that nobody sees until something goes wrong: whether the vent is drawing correctly, whether there is a drain pan under a unit sitting above a finished floor, whether thermal expansion has anywhere to go.
We install the unit and we correct what the last install got wrong, because the alternative is inheriting somebody else’s shortcuts and putting our name on them.

Buy for the water you actually have
Sizing a heater for the Hill Country means accounting for the fact that it will scale faster than the brochure assumes. That changes the maintenance conversation, and sometimes the unit we recommend.
It is also the moment to have the softener conversation honestly. If your water is hard — and around Boerne it almost certainly is — then softening it is one of the few things that meaningfully extends the life of the tank you are about to pay for. We will tell you if we think it is worth it and if we think it is not.

Talk to us before you buy. We can often install a customer-supplied unit, but the warranty situation is different and some units are not suited to the venting or supply in the space they are going into.
